Emergency readiness
During an emergency, the guard’s role is to recognize the problem, activate the property’s emergency procedure, communicate immediately, control the affected area, assist residents and responders, document events and maintain follow-up. Repairs and technical interventions remain with emergency services, elevator contractors and licensed trades.
Receive the alarm or call, confirm available details, contact the elevator contractor and emergency services as required, communicate with trapped occupants, control the area and document the response. Guards do not attempt technical rescue or open elevator doors.
Identify available panel information, follow the Fire Safety Plan, notify emergency services, provide building access, support evacuation procedures, direct responders and record all actions and instructions.
Identify the affected area, notify management and emergency contacts, restrict unsafe access, arrange authorized contractor response, monitor changing conditions and preserve a clear incident record.
Secure entrances and sensitive areas, monitor elevators and life-safety concerns, apply temporary access procedures, communicate with management and residents, and document restoration activity.
Escalate elevator, garage door, HVAC, pump, access-control, alarm and other building-system failures to the proper contact while maintaining temporary controls and continuous logs.
Follow the property’s emergency plan during major storms, extreme temperatures, flooding and other natural hazards, restrict dangerous areas and coordinate information with management and responders.
Call the appropriate emergency service, provide access and accurate information, protect the scene, assist within training and authority, preserve evidence and complete prompt reporting.
Keep property management informed, record times and instructions, maintain shift handovers and identify outstanding actions until the incident is closed or transferred to the responsible party.
